Water problems can involve plumbing, the drinking-water supply, drainage or an on-site sewage system. Keep information about each system separately so a local contact can reach the right person quickly.
Prepare a water-system brief
- Identify the main water shutoff and obtain clear instructions for its safe use.
- Record plumber and well-service contacts, treatment equipment and maintenance dates.
- Keep laboratory reports, septic-system information and servicing records together.
- Ask a qualified professional to explain the implications of shutting off water for heating, pumps and other connected equipment.
If a leak is found
Keep people away from electrical hazards. Contact the owner and the appropriate professional promptly. Record visible conditions and the time of discovery where safe. Only use shutoffs when doing so is safe and within agreed instructions. Contact the insurer for claim and mitigation guidance.
Private drinking water
Use the provincial testing guidance and an appropriate laboratory. Follow the laboratory's instructions for collection, containers and delivery. Water that looks clear is not proof of safety. After flooding or suspected contamination, obtain specific advice before using the supply.
Septic systems and drainage
Arrange inspection or servicing based on professional advice for the actual installation. Sewage backup, persistent odour or wet ground may need specialist assessment. A routine property visit cannot certify a well's water quality or a septic system's condition.
