Comprehensive Home Check

$102 CAD / visit

An extended visual walkthrough of all agreed, safely accessible rooms and areas, with relevant winter-readiness and storm checks. Its distinction is broader room-by-room coverage and more detailed documented observations.

Includes everything in Standard, plus

  • A documented room-by-room walkthrough of all agreed accessible areas, including bedrooms, living areas, kitchen, bathrooms, laundry and basement/utility areas.
  • Garages and outbuildings where expressly included.
  • More detailed observation of floors, walls, ceilings, doors and windows for stains, cracks, dampness, damage, unusual odours or pest signs.
  • Exterior observations from the front, rear and each accessible side, with baseline/comparison photographs where agreed.
  • Temperature and visible heating-status readings at agreed locations.
  • Visual checks of accessible plumbing and under-sink areas where safe, without moving stored items or dismantling fittings.
  • Basement/utility observations for visible water and accessible sump, dehumidifier or monitor indicators.
  • Listed appliance/equipment display observations, including fridge/freezer or wine-cooler temperature readings where specifically agreed and available.
  • Agreed property-specific observation points for contents, collections or equipment.
  • Review of previously reported issues, with comparison photographs where available.
  • Relevant winter-readiness and pre/post-storm observations, as described on our Seasonal Care page.
  • A report identifying checked areas, readings, concerns, follow-up and inaccessible or unchecked areas.

Winter-readiness and storm checks are included when relevant during a Comprehensive Home Check. Additional visits are separate bookings, with the appropriate home-check scope and price agreed beforehand. Any applicable travel charge is additional. These are visual checks, not technical winterisation. Plumbing winterisation, heating maintenance, repairs and specialist work are separately arranged with appropriate trades.

Important: All checks are visual, non-invasive observations within the agreed scope and safe access. Equipment indicators do not confirm that a system is working correctly. We do not climb onto roofs, use ladders, open electrical panels, test pumps, reset breakers or carry out technical assessments. Adjustments, equipment operation and practical tasks require separate agreement and authorisation.
  • Home checks are not certified building inspections, and no check can guarantee that every issue will be found.
  • Insurance requirements vary; confirm your insurer’s required visit schedule.
  • Winter-readiness checks do not certify complete winterisation, drained plumbing or insurance compliance.
  • Storm checks do not certify structural safety or guarantee that all damage has been found.
  • Unsafe or inaccessible areas are reported as not checked.
  • Sensors depend on functioning equipment, power and connectivity. Homeowners receive and manage their own Govee alerts; ARPC does not provide continuous staffed monitoring.
  • Response visits require a separate agreed booking.

Travel: No travel charge within 12 km driving distance of Annapolis Royal town centre. Farther away, we charge $0.90 CAD per kilometre of return driving distance beyond the first 24 km, once per attendance. Travel charges are confirmed before service (see examples). HST: HST is not currently charged.

Home Watch questions

Who is Home Watch for?

Snowbirds, owners living overseas, seasonal cottage owners and owners of vacant homes for sale. It gives you a local contact who checks the property while you’re away.

How often are visits?

Choose weekly, every-two-weeks or monthly checks, or another schedule agreed with Kerrie. Some insurance policies require checks every 48–72 hours, but requirements vary, so confirm your insurer’s inspection requirements before choosing a schedule.

What do reports include?

After each visit you receive a written update with photographs of the agreed checks and any visible concerns. Updates are sent using your preferred contact method.

What happens if a problem is found?

Kerrie aims to contact you promptly about significant concerns and can help coordinate local providers with your authorization. Repairs and technical work are completed by qualified third-party trades.

How are keys and access handled?

Access arrangements are agreed with you before service begins. Keys and access codes are handled confidentially, kept securely when not in use and returned according to your instructions when service ends. Read our access and key policy.

Detailed, professional reports that came complete with photos every 72 hours put my mind totally at ease.
